The company

1st Advantage Mortgage Broker LLC, d/b/a 1st Advantage Mortgage, is a Charlotte, North Carolina mortgage broker and lender that was founded in 2023. You can verify the company on NMLS Consumer Access. On the main site you can meet the team and see our DSCR loans page and other programs.

Why a separate site for investors

People who buy rentals ask different things from people who buy a home to live in. They want to know how the ratio is built, what a lender will and will not look at, how an LLC closing works and what is distinctive about the market they are buying in. This site is organized around those questions, with a page for each state we serve.

How we handle a file

• We shop it. Your scenario goes in front of several specialist lenders, so the program is picked from real options.
• We explain the trade-offs. Rate, fees, prepayment terms, reserves and leverage, side by side.
• We say when DSCR is not the best fit. A conventional loan may cost less if you qualify and plan to hold for years.

Where we operate

This site covers the states on our state index. Both Carolinas are included, with a page each for North Carolina and South Carolina. DSCR availability varies by state and by property, and a state page is not an offer to lend.

What we do not do

We do not make DSCR loans on homes you live in. We do not give legal, tax or accounting advice. We do not promise approval, rates or closing dates.
