This policy describes what 1st Advantage Mortgage Broker LLC (doing business as 1st Advantage Mortgage, "we" or "us") does with information gathered through southeastdscrloans.com (the "Site"). It adds to our company privacy notice at https://firstadvantagemortgage.com/privacy-policy/, which also applies here and to any loan application you submit. Where the two differ for nonpublic personal information tied to a loan application, the company notice issued under the Gramm-Leach-Bliley Act controls.
What we collect
- What you tell us. If you send a quote request or contact us, we receive your name, phone, email, the property location, price or value, expected rent, credit range, cash available, loan purpose and any notes.
- What your browser shares. Like most sites, ours can receive technical details such as IP address, browser, device, pages visited and referring site through server logs and, if switched on, analytics.
- Calculator numbers. The calculators run inside your browser. We do not receive what you type unless you put it in a form.
Please leave Social Security numbers and bank account details out of the quote form. A secure application is where we collect those.
What we do with it

- Compare loan options and, if you proceed, originate and process a loan
- Run, protect and improve the Site

How the quote form is delivered
Form submissions reach our team by email through a third-party form service (FormSubmit), which processes what you submit so it can be delivered to us. Review its own privacy terms for details.
Sharing
We may share information with lenders, investors and settlement providers needed to evaluate or close a loan, with vendors who perform services for us and must protect the data, when the law requires it, and in a business transfer. We do not sell personal information.
Calls and texts
Checking the contact consent box lets 1st Advantage Mortgage reach you by phone or email about your inquiry. Checking the separate text consent box lets 1st Advantage Mortgage send texts about loan updates, appointment reminders, rate and refinance offers and customer service at the number you gave. Message frequency varies, and message and data rates may apply. Reply STOP to cancel and HELP for help, or call 704-343-8681. Consent is not required to apply for a loan or use the Site and is not a condition of any loan. Mobile information and text opt-in data are not shared with third parties or affiliates for marketing purposes.
Cookies and analytics
The Site is built to work without advertising cookies. If analytics is enabled later, it will be used to understand how the Site is used, and you can opt out of Google Analytics at tools.google.com/dlpage/gaoptout. Where the law requires it we honor recognized opt-out preference signals.
Retention and security
We keep information as long as the purposes above and legal retention rules require, and loan records are generally kept for several years. We use organizational and technical safeguards, but no transmission or storage is perfectly secure.
Your choices
Use the unsubscribe link to stop marketing email, reply STOP to stop texts, or contact us to ask about access, correction or deletion, subject to the exceptions in law, including those for information covered by GLBA and the Fair Credit Reporting Act.
