DSCR loans across the Southeast
10 state pages and the themes that connect them.
The Southeast offers some of the most active rental markets in the country, and also some of the most expensive insurance lines. This hub groups our Southeast state pages and the themes they share: weather exposure, condo and association rules, military and university demand, and local short-term rental regulation.
Themes that cross state lines
Weather is part of the payment
From Gulf hurricanes to river floods and mountain storms, the cost of coverage sits in PITIA. Quote it first.
Bases and campuses
Military towns and college towns each rent on a calendar. Plan for the gaps between leases or assignments.
Nightly rentals are local
Beach towns, city cores and mountain gateways each write their own rules. Confirm them before counting nightly income.
Condos need extra homework
Association budgets, reserves and rental rules decide whether a condo is financeable at all.
State by state
Alabama
Aerospace in Huntsville, hospitals in Birmingham and Gulf beaches, with coastal insurance the big swing factor.
Arkansas
Corporate growth in the northwest, small-town price points, Ozark cabins and the lender-minimum question.
Florida
The heaviest insurance and condo diligence of the group, plus state licensing for nightly rentals.
Kentucky
River-city neighborhoods, a Cincinnati labor market across the water and bases that drive turnover.
Louisiana
Parishes, notary closings and a hurricane-sized insurance line, with New Orleans nightly rentals tightly regulated.
North Carolina
A Charlotte banking hub, the Triangle research belt, mountain and coastal second-home markets, and a short-term rental map that changes town by town.
South Carolina
Charleston and Myrtle Beach tourism, Greenville and Columbia job growth, and a tax rule that treats rentals differently from owner-occupied homes.
Tennessee
Nashville and the Smokies at opposite ends of the short-term rental spectrum.
Virginia
Federal and military paychecks, independent cities and attorney-supervised settlements.
West Virginia
College-town and commuter rentals at low price points, where loan minimums decide what is financeable.
Carolina market guides
Both Carolinas have local guides for the metros investors search most. North Carolina: Charlotte, Gastonia and Mount Holly, Raleigh, Durham, Greensboro, Wilmington, Asheville. South Carolina: Charleston, Greenville, Columbia, Myrtle Beach.
Beyond the hub
Texas and Oklahoma sit just west, and Maryland and Delaware run up the coast. The Carolinas anchor the middle of the region, with a page each for North Carolina and South Carolina. See every market on the state index.
DSCR loan availability varies by state and by property and is not an offer to lend.
Frequently asked questions
Who actually makes the loan?
1st Advantage Mortgage is a Charlotte, NC broker and lender. For DSCR files we compare several specialist wholesale lenders and show you the options together, so you are not limited to one lender's menu.
Are the Carolinas covered on this site?
They are. Read the North Carolina and South Carolina pages for the metros, taxes, insurance and closing habits that shape a rental deal in each state.
Can nightly rental income count?
Where lender guidelines allow it it can. Lenders often look for a year of platform history, or an outside projection when you are buying a property that has none, and many apply an expense factor to the income. Other programs use only long-term market rent. Read the short-term rental page.
Do taxes and insurance really affect approval?
Yes. They are part of the payment in the denominator, so a larger tax bill or a pricey policy shrinks the ratio even when rent holds steady. Get an insurance quote, including flood where relevant, before you make an offer.
