Carolina investors
The Carolinas are some of the most active rental markets in the region, and both have full pages here: North Carolina and South Carolina, each with its own metros, cost notes and investor questions.
Carolina market guides
Both Carolinas have local guides for the metros investors search most. North Carolina: Charlotte, Gastonia and Mount Holly, Raleigh, Durham, Greensboro, Wilmington, Asheville. South Carolina: Charleston, Greenville, Columbia, Myrtle Beach.
Why not every state is listed
We add a state only when we are comfortable serving it, and we would rather leave a state off than make a loan officer remember exceptions. The list will grow as we confirm more. If your property is somewhere else, ask us, because eligibility depends on the specific property, borrower and lender.
What stays the same everywhere
- Qualify on the property's rental income instead of personal income documents
- The ratio is rent divided by PITIA
- First-time investors are accepted where lender guidelines allow it, see the guide
- The property must be an investment, not your home

Frequently asked questions
Where is this site available?
We list the states shown on the state index and add more as we confirm them. Availability varies by state and property, and being listed is not an offer to lend. The Carolinas are covered too, with a page for each state.
Are the Carolinas covered on this site?
They are. Read the North Carolina and South Carolina pages for the metros, taxes, insurance and closing habits that shape a rental deal in each state.
Will I need to send my tax returns?
No, on every DSCR program. We do not collect tax returns, W-2s, pay stubs or any other proof of income. What we do collect is ordinary file material: credit, ID, statements showing your down payment and reserves, and paperwork for the property and its rent.
