How DSCR loans work
The ratio, the rent figure and what happens between application and closing.
A DSCR loan decides on the property. The lender compares what the home rents for with what it costs to carry each month, then adds a look at your credit, your cash and the property type. The loan qualifies on the property's rental income instead of personal income documents, and first-time investors are accepted where lender guidelines allow it.
Anatomy of the ratio
The top of the fraction is monthly rent. The bottom is PITIA: principal, interest, taxes, insurance and any association dues. If a house rents for $2,750 and PITIA is $2,300, the DSCR is about 1.20. Insurance for a property in a flood zone includes the flood policy, and a short-term rental needs a policy written for that use. Everything that raises the bottom line pushes the ratio down.
| Ratio | What it signals | How lenders tend to react |
|---|---|---|
| 1.25 and up | Healthy cushion over the payment | The strongest position. Pricing and leverage generally improve as the ratio climbs |
| 1.00 to 1.24 | Rent covers the payment | The common comfort zone, accepted on a wide range of programs |
| 0.75 to 0.99 | A modest shortfall | Depending on the lender, programs allow it, usually with more cash down, extra reserves or different pricing. Details |
| Under 0.75 | A large shortfall | Mostly no-ratio programs with lower leverage and stronger credit. Otherwise the deal needs to change |
General guidance. Each lender sets its own minimum and its own adjustments, so none of this is a promise of approval.
Where the rent number comes from
If a tenant lives there, the lender usually looks at the signed lease, and depending on the lender, programs use the lower of the lease and the appraiser's market rent. If it is vacant or you are buying to rent, the appraiser's rent schedule is the figure. Short-term rental programs rely on platform history or a third-party projection. Whichever it is, get an honest rent estimate before you write the offer, because that single input moves the whole file.
What happens after you apply
- Scenario review. A loan officer reads your property, price, rent and cash, and decides which lenders fit.
- Options. You see choices side by side: rate, fees, prepayment penalty, reserves and leverage.
- Lock and order. You choose and lock, and the appraisal and title work begin.
- Documents. Typically identification, a credit authorization, bank statements for cash to close and reserves, the lease or contract, entity papers for an LLC and an insurance quote.
- Underwriting. The lender reviews the appraisal, the property and your assets.
- Closing. You sign with a title company or closing attorney, depending on your state, and the loan funds.
The pieces besides the ratio
- Credit. Your score and history are still reviewed, even though income is not.
- Loan-to-value. The maximum depends on purchase versus cash-out, credit, ratio and experience.
- Reserves. Cash left after closing, counted in months of PITIA.
- Property. Rentable condition is required, and the property type changes the options.
- Borrower. You as an individual, or an entity with a personal guarantee.
When another loan is the better tool
If you have steady W-2 income, only a rental or two, and want the lowest cost, a conventional loan can be cheaper. DSCR trades a higher price for freedom from income paperwork and for room to grow. We can quote both. First time buying a rental? Start with the first-time investor guide.
Frequently asked questions
How does a DSCR loan differ from a regular mortgage?
A regular mortgage asks what you earn. A DSCR loan asks what the property earns. The lender compares the rent with the full monthly housing cost of the property (PITIA) and approves when that comparison clears the program's line. Because your employment income is not examined, the loan fits self-employed owners, people with many properties and investors buying their first rental.
How high does the DSCR need to be?
At 1.0 or above the rent covers the payment, and that is where depending on the lender, programs are comfortable. Depending on the lender, programs approve less, to about 0.75, and separate no-ratio options skip the test. A thinner ratio often calls for more cash down, deeper reserves or a different price. See DSCR below 1.0.
What rent is used if there is no tenant yet?
The appraiser sets a market rent, and the lender works from that figure. If a lease already exists, depending on the lender, programs use it or the lower of the lease and the appraised rent. A few accept a lease above market when the received payments are documented.
Why does the appraisal matter so much?
It confirms the value and sets the market rent, which is often the figure the lender uses. Write your offer with a realistic rent in mind. The appraiser also checks that the property is in rentable condition.
How soon can I close?
A typical DSCR loan closes in about three to five weeks, subject to the appraisal, title, entity documents and how fast paperwork comes back. We cannot promise a date, but we plan from your contract deadline.
