A local bank may offer a lower stated rate, but often with a balloon, full recourse and underwriting that uses your personal income. A DSCR loan underwrites the property's rent against its payment and usually runs on a fixed term without a balloon, in exchange for a different pricing structure. Which is better depends on how you plan to hold and how many properties you own.
Side by side
| Topic | Local bank or credit union | DSCR loan |
|---|---|---|
| What is underwritten | Usually your income, debts and the property | The property's rent against its payment, plus your credit and assets |
| Term structure | Often shorter, sometimes with a balloon | Commonly a fully amortizing term, with interest-only where lender guidelines allow it |
| Recourse | Often full personal recourse | Often a personal guarantee, which varies by program |
| Property count | Personal debt ratios limit how many you can add | Each property stands on its own rent |
| Entity borrower | Varies, often individual | Depending on the lender, programs allow an LLC |
| Speed | Varies with the bank's committee | Varies with the lender and the appraisal |
| Relationship | Local contact, deposit relationship | Specialty lender, we compare options |
The entries describe typical patterns, not rules. Banks and credit unions differ a great deal, and so do DSCR lenders.
When a local bank can be the better choice
- You have strong documented income and few loans.
- You want a relationship lender who knows the neighborhood.
- The deal is small, the hold is short, or a balloon fits your plan.
When a DSCR loan fits better
- Your tax returns understate your cash flow, for example because of depreciation or self-employment deductions.
- You already hold several financed properties and personal debt ratios are the limit.
- You want to buy in an LLC.
- You want a fixed structure without a balloon refinance risk.
How the process feels different
At a local bank you often meet a loan officer, hand over personal and business tax returns, wait for a credit committee and receive a decision based on your whole financial picture. With a DSCR loan the file is built around the property: the lease or market rent, the tax and insurance figures, and the appraisal. That shifts effort from proving your income to proving the property, which is easier for a self-employed investor with large deductions and harder for someone buying a property whose rent is uncertain.
It also changes what you can do in parallel. Because your personal income is not the gating item, you can often line up several properties in the same period, as long as each one clears the ratio and your reserves cover the combined exposure. A bank that counts every loan against your personal debt ratio may stop you after a few. Your own situation decides which constraint binds first.
Questions to ask a local bank
- Is the loan fully amortizing, or is there a balloon, and what is the plan at maturity?
- Is it full recourse, and does my other property secure it?
- Will you count rental income from this property, and how much of it?
- How does the loan affect my ability to borrow for the next property?
- What is the prepayment term, if any?
A cost check that works for both
Whichever route you choose, compare the same items: fees, prepayment terms, reserves and what happens at maturity. Use our twelve question checklist, then see DSCR loan programs.
Credit unions and portfolio lenders
Credit unions and small portfolio lenders keep loans on their own books, which can make them flexible on structure and quicker on small decisions, and it can also mean a short term with a balloon, personal recourse or a requirement that you hold deposits there. Ask each one the same questions you would ask a DSCR lender: how the loan amortizes, what happens at maturity, what the prepayment terms are and whether the loan counts against your personal debt ratios for the next property.
Recourse and the personal guarantee
Recourse means the lender can pursue your assets beyond the property if the loan defaults. A local bank commonly lends on full recourse to you personally. A DSCR lender may ask for a personal guarantee even when an LLC is the borrower, depending on the program. The legal effect of a guarantee and of an LLC is a question for your attorney, and the answer should be in writing before you choose.
Using both
These choices are not exclusive. An investor might use a bank loan on a property where the relationship and price matter, then use DSCR financing as personal debt ratios become the limit. The best choice for a given property depends on your income documents, your plan for the hold and how many loans you already carry.
Frequently asked questions
Is a DSCR loan better than a bank loan?
It depends. A bank may offer a lower stated rate on a strong personal file. A DSCR loan underwrites the property instead and can suit investors with many loans or complicated tax returns.
Do local banks use balloon loans for rentals?
Some do. Ask any lender whether the loan has a balloon and what happens at maturity.
Can I use a DSCR loan if my tax returns show low income?
Yes, because DSCR underwriting rests on the property's rent against its payment rather than on tax returns.
