What long-term rental investors should know about DSCR loans
Annual leases are what lenders picture when they price a DSCR loan. Rent is documented by the lease or the appraisal's rent schedule, vacant units are underwritten on market rent, and the ratio uses the full housing payment.
Concessions and free-rent periods lower the effective rent, and appraisers and lenders may account for them, so do not assume the headline asking rent is what underwrites. Existing tenants help and rarely hurt. A lease that runs below market can pull the ratio down, and a lender may use the lower figure, so find out what the current tenant pays before you price the deal.
What is different in Indianapolis
Citywide, Indianapolis renters pay a median $1,156 in gross rent (rent plus utilities), about 9% above the Indiana median of $1,062, and owner-occupied homes have a median value of $224,800, close to the Indiana median of $218,200. Dividing a year of median rent by the median home value gives a gross rent-to-value ratio of 6.2%, a middle-of-the-road gross ratio. It mixes apartments and houses, so treat it as a compass and not as the number for any one property.
The renter share is 44.0% in Indianapolis, well above the Indiana median of 29%, a sizable rental market. Median household income is $66,219, close to the Indiana median of $71,957, and 51% of renter households pay 30 percent or more of income on rent.
Deposits come due back within 45 days of the tenant leaving, and Indianapolis owners should document condition at both ends of the lease.
This page does not claim to list every Indianapolis rental ordinance. Before you buy, call the city's planning or code office and Marion County to ask about rental registration, inspections and short-term rental permits, and read any association declaration. State tax treatment of short stays, as it applies to Indianapolis. Indiana charges state sales tax on rentals of under 30 days plus a county innkeeper's tax that varies by county, and Airbnb collects both for listings it handles while owners who rent directly register with the Department of Revenue.
With a 6.2% rent-to-value ratio, Indianapolis deals tend to work when the buyer controls the price and carrying costs, and struggle when either runs above the median. Housing here is neither new nor ancient, so condition varies widely from block to block and the inspection tells you more than the median. A 44% renter share is large enough to keep units leased, so location relative to jobs and schools drives rent more than the market as a whole.
About 10% of Indianapolis's housing units are vacant, and the rental vacancy rate (units for rent against rented plus for-rent units) works out to 5.0%.

Credit still counts. DSCR loans do not look at your income, but the credit score you bring changes both the programs open to you and the leverage on offer.
